Should I buy a house in my first attending year?
Usually, wait. Rent through the first year in a new market, buy after the reserve is finished and the job has proven itself, and let the payment rather than the approval size the house. The first attending year is the year every other number in the plan is still a forecast: the FTE split as written versus as worked, the call burden as promised versus as scheduled, the band review as described versus as delivered. A house bought in that year is priced on the forecast. The housing band on this site is about 20 percent of gross pay for all housing costs combined, at a $258,000 average starting salary (AMN Healthcare) about $51,600 a year or $4,300 a month, and the band only protects a household whose income underneath it is real. A year of renting in the market you will actually live in converts the forecast into knowledge: the commute, the district, the job as it truly runs, and whether this is the city the decade happens in. The savings floor during that year, 20 percent of average compensation of $266,000 (Medscape Physician Compensation Report 2026), is $53,200, and the share the order releases to the deposit means the waiting year funds part of the purchase instead of merely delaying it.

What the waiting year actually buys
The rental year is not dead time in the plan. It is the season the reserve finishes, the coverage stack goes in force, and the loan plan starts running on paper, forgiveness count certified or payoff chosen deliberately. It is also the season the contract reveals itself. First contract checks exist because offers differ from jobs: clinical fractions creep, call concentrates, bands freeze. A pediatrician who learns in month nine that the job is not the decade's job owns a problem if she owns a house in its suburb, and owns a decision if she rents. Houses are the least reversible purchase in the plan, bought with the least information, in the year the household can least afford a mistake. The ordering is the protection.
The physician mortgage deserves its sentence here, because it is the product aimed at exactly this temptation. It avoids private mortgage insurance with a low down payment, which is a genuine feature, and it does not make a first year house on a new contract a safe move. Low down payment means the loan is larger, the payment is larger, and the reserve that should stand behind the household is instead inside the walls. The pediatrics ownership guide covers housing beside the practice buy in fork, where the same rule applies to both doors: price the commitment by what it does to the finished plan, not by whether a lender or a partnership will approve it.
What proven looks like, concretely, is a short list of observations only a year inside the job can supply. The clinical fraction as worked, which the schedule reveals session by session, against the fraction as written. The call burden as actually assigned, including how often the stated cap is approached. The first band review as actually conducted, on schedule and against market data, or postponed with an explanation that tells you how the next decade's raises will go. And the household's own verdict on the city, formed by living in its neighborhoods rather than visiting its listings. A job that passes those four observations in its first year has earned the house. A job that fails two of them has saved the household from the most expensive relocation in personal finance: selling a house bought one year earlier, into the same market, minus the transaction costs, because the contract was never what the offer described.
The exceptions are narrow and named
Waiting is the default, not a law. A household returning to a market it already knows, with a contract at an employer it trained inside, a finished reserve, and a housing share inside the band, has already bought the knowledge the rental year exists to purchase. A household whose rent would exceed the band's monthly figure by a wide margin, in a market it is certain of, can run the numbers and find buying early defensible. What the exceptions share is that the unknowns are already retired. What they never include is the standard first year shape: new city, new employer, unproven contract, unfinished reserve, and a lender's approval letter doing the thinking. Run the affordability arithmetic on the companion question in this bank, then run this page's timing question separately. A house can be affordable and still be early.
Follow up questions
How long is long enough to wait?
Until three things are true: the reserve is finished at its stage target, the job has run long enough to show its real FTE split and call burden, and the household knows the market it is buying in. For most first attending households that is the end of the first year, not the middle of the second contract.
What should I do with the deposit money while I wait?
Save it as its own goal inside the savings rate, in cash, separate from the reserve. Deposit money is spent on a date, so it does not belong in investments that can be down when the date arrives, and it does not belong inside the emergency fund it would consume.
Does buying early ever help the plan?
Only in the narrow exceptions: a known market, a proven employer, a finished reserve, and a payment inside the band. Outside those, the early purchase borrows certainty the first year has not produced yet.

Takeaways
- Default: rent the first year in a new market. Buy when the reserve is finished and the job has proven itself.
- Size the house by the payment inside the band, about 20 percent of gross pay for all housing costs, never by the approval.
- The waiting year is productive: at the 20 percent floor it saves about $53,200 across the plan and converts contract forecasts into knowledge.
- A physician mortgage removes PMI, not risk. Low down payment is not a substitute for a finished reserve.
